House in Paradise For Sale
Thinking about buying a house in the Caribbean then consider Puerto Rico.
As a territory of the United States Puerto Rico (PR) offers the
comforts and conveniences of the US while living as a US citizen in a
Caribbean paradise. PR is one of the most affordable Caribbean islands
for relocation and a main hub to the US mainland and all other
Caribbean islands. There is good infrastructure with many roadways, and
highways, safe drinking water (FDA and EPA standards are followed), and
reliable phone and electric service. Income earned in Puerto Rico is
not subject to Federal Income tax so this is another bonus of moving to
PR. We looked at many different options but ultimately chose Puerto
Rico because of these benefits and the ease of transition.
The Area :
Located in northeastern Puerto Rico, the property is technically at the
eastern edge of Luquillo in Barrio Juan Martin just outside of Fajardo.
The Luqillo/Fajardo area is one of the most originally beautiful
portions of the islands shores.
The
northeast portion of PR, about one hours drive east from San Juan, has
lots to offer for recreation, dining, shopping, and relaxation. There
are many golf courses, a casino, great restaurants, El Yunque National
Forest (the only National Forest that is a rainforest) and a
bioluminescent lagoon that is well worth the trip. Of course there are
also several drug stores, grocery stores, fast food stores, a K-mart,
Sears and even a Wal-Mart for your convenience.
Bordering
the Atlantic Ocean, Fajardo is a major boating center offering rental
and charter boats as well as ferry service to the Spanish Virgin
Islands of Culebra and Vieques. The Luquillo/Fajardo beaches are some
of the nicest on the island and are bounded by clear, calm waters ideal
for swimming, snorkeling and other water sports.
The Property :
Coqui Villa is situated on almost 3 acres of land in the foothills
bordering El Yunque's rainforest. It is located about two miles up a
valley from the ocean at an elevation of about 275 feet. The trade
winds and the valley location provide pleasant breezes and cooler
temperatures than in the city. The property includes lush landscaping
with many fruit trees including starfruit, banana, avocado, mango,
soursops, breadfruit and coconut trees.
The House :
The original part of the house is a concrete structure built in 1955
and includes two bedrooms, a bath, kitchen, living room, veranda, and a
garage. In 2002 a second floor was added constructed of wood and
includes two bedrooms, a bath, kitchen/ living room area and two
verandas. Another addition was added in the rear of the house that
includes another room and a bath. The house basically consists of two
separate living units so it could be used for rental income, a house
with guest quarters or as large family dwelling.
The
house is serviced by public water but also includes a cistern with a
pump in the event of a service interruption that happens occasionally
on tropical islands. There is also a solar hot water heater with
electric backup. A large 5000-watt diesel generator and hookup is also
included in the event of a power failure or just handy to have around
when you live in an area that is subject to possible hurricanes. A
large septic tank services the property.
The
property is bisected by the road and includes a small portion on the
east side with a level parking area for extra cars and the remainder of
the property on the west that includes the improvements. This area, the
west side, is rather steep in areas but has been terraced to
accommodate the improvements that include the house, pool, Jacuzzi, and
gazebo.
This property has been
used as a guesthouse in the past and could easily continue to do so if
one so chooses. The response by the guests has been excellent. The
location on Puerto Rico is excellent for tourism, the accommodations
are simple and clean, and the grounds and pool area are everyone's
favorite. Many people will spends days just sitting by the pool
reading, it's that nice and relaxing.
The Sale :
The sale price is $299,000 and includes the Coqui Villa property, most
furnishings and equipment. Everything will be sold in "as is
condition".
